Terms of Service

Posadita is operated by Peter Buchlak, Czech Republic (“we”, “us”). You can reach us at hello@posadita.com.

Posadita lets you keep bookings from Airbnb, Booking.com, Vrbo and other channels in one calendar, receive and answer guest messages, manage cleaning and other tasks, set rates, track earnings and — once released — take direct bookings on your own page. Features marked as upcoming on the website are not part of the service until they are released.

Calendar synchronisation with booking platforms works over their iCal feeds, which we poll roughly every 15 minutes. It is not a real-time, two-way API connection: a booking made on a platform appears in Posadita with a delay, and Posadita cannot change availability on the platform for you. Preventing double bookings remains your responsibility; the default request-with-hold mode for direct bookings exists to help with that.

You must be at least 18 and provide accurate information. You are responsible for everything that happens under your account and for keeping your credentials safe. One account may manage several properties and invite team members; you are responsible for the people you invite.

The Free plan covers one property and costs nothing, for as long as we offer it. Paid plans are priced per property per month as shown on the pricing page at the time you subscribe, billed in advance monthly or yearly. Prices exclude VAT where applicable.

You can cancel at any time; the subscription then runs until the end of the period you have paid for and is not renewed. We do not refund partial periods, except where the law requires it. If you are a consumer in the EU, you have the statutory right to withdraw within 14 days of subscribing; by asking us to start the paid service immediately you acknowledge that the right ends once the service has been fully performed.

We may change prices with at least 30 days’ notice by email; the new price applies from your next billing period.

You keep ownership of the data you bring into Posadita — bookings, guests, messages, rates. You grant us the licence needed to store, process and display it in order to provide the service.

For your guests’ personal data you are the data controller and we act as your processor. You are responsible for having a lawful basis to process it, for informing guests as the law requires, and for complying with local obligations such as registration of guests with authorities and tourist taxes. Our Privacy Policy describes how we handle data; a data processing agreement is available on request.

Do not use Posadita to break the law, to send unsolicited messages, to interfere with the service or other users, to probe or circumvent its security, or to scrape it. Do not upload content you have no right to use. We may suspend accounts that do.

Booking platforms, payment providers and pricing tools you connect have their own terms. Posadita is not affiliated with Airbnb, Booking.com, Vrbo or PriceLabs, and we are not responsible for their availability, policies or changes to their feeds and APIs.

We work to keep Posadita available and your data safe, but the service is provided “as is” and “as available”, without warranties of uninterrupted or error-free operation. To the extent permitted by law, we are not liable for indirect or consequential loss — including lost bookings, lost revenue or platform penalties — and our total liability to you is limited to the fees you paid us in the 12 months before the event giving rise to the claim. Nothing in these terms limits liability that cannot be limited by law.

You can delete your account at any time from the settings; we then delete your data within 30 days, except what we must keep for legal reasons. We may terminate or suspend an account that breaches these terms, with notice where reasonable. If we discontinue the service we will give you at least 60 days’ notice and a way to export your data.

We may update these terms. For material changes we will notify you by email or in the app at least 14 days before they take effect; continuing to use Posadita after that means you accept them.

These terms are governed by the law of the Czech Republic. Disputes belong to the courts of the Czech Republic; if you are a consumer in the EU, the mandatory consumer protection rules and courts of your country of residence continue to apply. You may also use the EU online dispute resolution platform.
